@Derwin Villanueva I will defer to @Dave Foster here, but my understanding is that there are stricter rules with regard to 1031 exchanges involving a 'related party' (which would include your children).Fairly certain the primary stipulation is that both you and the receiving party (your son) hold the property for at least 2 years.

I hope this inspires 1 person to start looking somewhere other than their own backyard and start your journey to FI because that is why my wife and I are doing this. 

In order to mitigate those mentioned issues, my strategy is to target properties that would house a family rather than a single renter as the members spouse and children would remain there whilst they are deployed.
