Now you know why flipping is so lucrative, it takes skill, knowledge, applied expertise, experience, and a lot of things that many people are not aware of -- The profit in a fix/flip is paying you for all of that.Anyhow - sounds like you hold all of the cards if he is ding work that he is not licensed to do.

Then, what are market demands, the median size, price, DOM in relation to your supply, foreclosures and distressed sales that will feed your rehab expertise.

There are few things in life as gratifying as a couple building a life-long relationship, achieving goals together and improving their quality of life together.

Private lending to a a trusted relationship is difficult enough to underwrite, but transacting across the country without expertise may be more than you bargained for. 

I don't have any grand expertise to offer, but it is still great to connect with a fellow investor looking to make a go of it in the area.  

For now, our real estate expertise is limited but we do have other skills.

I've had very little luck finding someone I can pay, for their expertise/contacts/assistance on how to invest my capital. 

Learn the ropes from them and then consider going in on some bigger chunks of money or being the lead investor on the deal.But that group seemed to have a pretty good expertise when it came to larger apt complexes and they have a pretty decent size group of members.  

Not all of these issues were related to the house, but all were issues that reduced the value and are an opportunity with someone with the expertise or energy to tackle them.
