If you did not pay for a policy, I recommend you hire a good real estate attorney, the solution may be a simple as an ejectment action or, depending on the specific facts, the solution may be more complex. 

You cannot mold a complex skillset to your comfort level.

As a noob I didn't understand the complexities, and nuances - I technically didn't buy a Turnkey, it was more of rental resale.

Our tenant's lease is good through end of October 2022, but the buyers want the house vacant for their own use so we offered a very sweet cash for keys agreement to our tenants which they signed, took the cash, and agreed to move out by June 28th. 

The upside is you can charge a higher % of rents to manage the unit and it will expand you market share because MOST PM"s do not do rent by the room given the additional complexity and extra work.
