I would prefer to have someone who actively manage in the Five Points neighborhood as I am looking for someone who's familiar with that area.

After being an active broker for 30+ years, I would encourage you to become a licensed agent and then broker.The experience of inspecting many properties on a daily basis, learning the listing as well as the selling side will only up your game when it comes to negotiating with a seller who's property you want to buy.Some of my best and most profitable 'flips' were because I went out on a listing call, knew the property values and was first on the scene. 

Are they actively investing in real estate & preferably are they ahead of where you are with their portfolio2.

If they have money sitting in the bank it won't be earning anywhere near close to that, and betting on you as opposed to throwing that money in the stock market would likely prove to be less risky.

Granted, tertiary markets have their own risks, but like all risks, understand and account for them in your financial planning and they can managed.I'm open to investments anywhere and am actively trying to build partnerships for larger deals where ever they are.
