I have had bad experiences with HOAs but raising rents could help off set their costs, or if you are able to put the burden of the HOA on the renters if the units support the price.

My newest version focuses on a tenants means and ability to support the rent: A Class: Super stable tenants in a neighborhood that is otherwise own-occupied.

Due to time restraints with how fast you are able to rehab the property for the next tenant and how well you advertise, there is a chance this property might not get rented until March/April. 

Something else you might want to look into are the income limits here (in some counties it is a bit higher than most people think) for qualifying for support/programs.
