No regular insurance company sells flood insurance, nor do the cover any damage from "flooding".

It's because of hail damage.

I do not know if it was a matter of being lucky, but in 2.5 years I had 15 days of vacancy and I had only minor damages.

I'd imagine, unless this seller is related to you, doing something long distance having very little control over the deal, it's probably not worth the brain damage.

Since there are not as many cash investors here and banks won't lend on properties that are not in nearly perfect condition, the Realtors know they need to price the properties appropriately for rehabbers to make some money.Also note, not all the properties that need work here have suffered flood damage; many have just been neglected for years.

Hey @Nicole Williamson , sometimes the ceiling detaching is related to getting some water damage.

When you are talking months to get out versus weeks as you mentioned the lost rent and the destructive tenant over another 30 to 45 days can do lots of more damage.
