Have my father take out the loan entirely and then somehow transfer it to me?

We had the title company send us a letter stating they had already processed the paperwork and the deed was being transferred to our LLC’s name.

They might force you to transfer it into your name first.

I see they have an extremely high transfer tax and the actual municipality can be tough on investors.

I believe in his mind something like this:   He transfers the property to me subject to mortgage with no expectation for me to pay his mortgage since it is being actively contested. 

I have been using Zillow and it takes 7 days for rent transfer.
