The list companies ListSource, Experian, CoreLogics, etc do they not differentiate between private lenders vs. institutional?

I'd get an institutional hard money loan at around 10%- 12% with a couple of points and let them finance the acquisition and rehab. 

So much so that I'll bet if you ran a scenario and compared cost of incurring full tax on your sale vs savings from pay off of debt that you're almost a wash.The only counter point would be that our government has such a rich history of rewarding bad behavior when done by large groups of voting constituents that it would be a crying shame for you to be responsible and pay off your debt only to have the govt institute a large scale forgiveness policy.

I found it amazing that in the film "The Big Short" there was so much truth told about market manipulation and institutional bank fraud leading up to the 2008 financial crisis.

I was concerned about that with auction.com and it took some investigating to find that when they say cash they mean no conventional bank institution. 

But wanted to run the real meat of discussion by everyone here to see if I am crazy or if something is possible...I feel there is a deal but not sure if the effort would be worth it for one singluar person and may need more institutional capital etc.   

It has major educational and health care institutions, which are also not going anywhere.
