Designers that are not familiar with or work with investors regularly will likely be less than worthless to you, though.

The more familiar you become with price on labor and materials the quicker you can analyze what your repairs will be.

In a state like WA where we are not familiar and the borrower is looking for 80% I would feel more confident in the deal knowing that someone who knows the area established value.

I am not familiar with the area, but would advise to start somewhere that you would be able to sell for a decent profit without having to hold the property for an exorbitant amount of time.

Although I'm sure an investor who buys my properties would already be familiar with local investor -friendly title company's.

I want to be able to travel and give them experiences outside of what is familiar, as well as spending the time to watch them grow up.
