@Daniel Flesher The 50% rule is not a hard and fast rule, it's just a gentle guideline and depending upon the area you're investing in can vary a lot. 

Deals don't just fall out of the sky, but they're out there if you work hard, smart, and fast to find them and lock 'em up.
