If she doesn't agree to it, I would serve her a 3-day notice immediately (after she doesn't pay for the month in question) and tell her you intend to file an eviction which she will be liable for all of your court costs and attorney fees.I had a tenant email me last night stating they are moving back up North and to use their security deposit as rent for the month.

If the San Antonio agent doesn't have access to the Central Texas MLS or ABOR MLS, then she cannot really serve you in those areas.

@Clinton Holmes Similar to @Deborah B. we set out with intent of serving specific demographics: in our case, students and young professionals.At the moment, our units are ~60% student, 35% young professionals and 5% young families.The most important thing you can do is screen your tenants:  We provide all prospective tenants with an application form which includes a guide explaining our application and tenant screening process and what information must be provided before an application is considered ready for processing.

As I stated above I took the comps in the subdivision and took 20% right off the top to come up with my MAO which is $63K (there was not a huge number of comps to work with - 5 if memory serves me correctly) ...I thought I was being conservative and do not want to tell a perspective owner "once you fix this place up it will sell for $130K all day long"... because it IS in a unique area, it IS rural and not everyone wants to live this far off the beaten path.
