Thanks  Hi Jerome, you'll want someone local to you to consult on the down-payment assistance programs in your area, but I can tell you that most of them that I am familiar with require the property to be owner-occupied -- meaning not rented out.

If anyone knows of any other special properties in hot locations going for sell or someone who might, I really appreciate the info!   

Though, you'll probably have to work with someone familiar with mobile homes and who lend money on them.

Another big factor in my search for an agent is someone who has extensive experience in the process of vetting prospective tenants.
