I have a good deal of experience with renovations, loans, use of hard money, access to MLS, knowledge of my local market, etcThat being said, I am excited to begin investing in RE but here are my challenges.. 1) I am a HUGE believer in 15 year mortgages.

We're seasoned renovators on our own properties, completely 98% of a reno ourselves so this is our first leap in finding a private investor and doing it as a full time job.

Im also not good at renovating myself BUT IM WILLING TO LEARN.

If interest rates rise in two years, that could really halt appreciation.I think the key for these is to find distressed properties that need renovations and because of the high competition you need to find properties off the MLS.  

I'm only looking at it short term - to renovate some other properties, that I will refinance and then pay of this line. 

Here, undertaking a renovation of such magnitude that a unit, or the entire building, need be vacated is one condition whereby a landlord is permitted to terminate an existing lease.

What type of credit do you have, what bank are you working with, is the property renovated or in need of renovation.  

Does it require renovations?

Primarily, I have done minor projects at my parents house (building a deck, cementing a patio, renovating a closet/bathroom, painting) and at the rentals I lived in during college.
