This is both because of the cap gains you avoid by living there at least 2 years, but also because I believe a new construction SFH is going to have worse cash flow than other potential buy n hold candidates. 

There are a host of fix n flippers who have developed more of a brrrr model as popularized on this site.

Hi Guys New Investor here after starting the Bootcamp (waaay behind) I changed my strategy to a Fix n Flip.

What is quote un quote a good loan situation from a hard money lender trying not to get into a bad situation just to fix a property with no profit at the end of the deal not specifically the amount but just the terms on a deal interest wise n other terms for the contract

Using fix-n-flip money can be a great way to get into a project.
