I have an opportunity to purchase this home from a family frIend that has it now as a vacant rental and doesnt want the headache as hOUSE NEEDS EXTENSIVE RENOVATIONS.

Keep in mind many mom and pop landlords are very hands on.. and have to collect rent in person.. and as stated above it all depends on your location and tenant base.. like west coast tenants by and large you could automate them.. lower end C D tenants no way.

That’s who they market to but if you are a “professional” in any field or have extensive experience you can receive funding.
