I make decent money through my day job as branch account manager for financial institution but would like to get started on a rental property portfolio.  

My gut feeling when I am dealing with anyone wanting my money is, what is it going toward and do I feel it's worth it and understand the risks.Private money seems more or a relationship-based lending in that you know the person and can trust the agreement.

You are not looking for one of us to lend to you as I initially thought.  

I have lived in the Baltimore area for a year and 1/2 and after finally "dropping some roots" in the Baltimore area, I am eager take the plunge into real estate investing in my adopted new home.After saving up some investment capital, I am finally in a position to start prospecting and seeking lending opportunities.  

It turned out her parents were paying all her bills and the bank isn't going to lend someone who can't make the payments. 

John,You may want to research asset based lending.  

If you know some people who are flipping and trust them, I would lend the money to those people.
