I'm not sure why PMI bothers you, I pay cash for everything but my understanding is that once you can get an appraisal showing 20% equity, you get the remaining PMI refunded to you.

In California, under the Costa-Hawkins Rental Housing Act, if an old tenant moves out you can charge whatever you want to the new tenant - you are not tied to the rent charged to the old tenant.Or was the owner living in the unit and now remaining as a tenant?

When the main Anchor Tenant goes dark, the remaining smaller tenants are going to have a very hard time.You would think with people eating at home more vs restaurants that retail grocery would be "Rolling in the Dough".But with this company, apparently they see the need to "Pear" down.
