Having done something similar to my mother when I was 23, I too had the best of intentions when I did it, and it did not work out as I intended.

My red flags were going up when you lumped it all together and said no SE :)I'd agree that if he is strategic and can substantiate "investment intent" per property then he's good to go.

Now, I'm sure your intent is much better than his.  

Sometimes they have no intention of accepting your offer but use your offer to entice another buyer up closer to what they want in price.Real estate is a contact sport and a property is just a property.

I managed to receive the title from the park and will work with the DMV to have a clean title under my name. ill try hard to convince the MH resident to leave before the park evicts him, even though he is obviously avoiding me.

He has mentioned to me how he enjoys the apartment and has no intentions on moving.

Unfortunately I think a lot of the stigma of alternative asset SD IRAs not being allowed, or even being illegal, has come from professionals (CPAs, Attorneys) who are also ill informed about the concept, and immediately jump to the conclusions.
