.- Offered to accept half of Decembers payment along with a late fee pending from last month (her first late payment) as well as a late free for December.- The other half of the rent would be payed in two additional payments, one in January, the last one in February.I am hopeful that she understand the flexibility we have applied to help her out and that she do her part as agreed.Thank you for all your great comments and suggestions.

I rehab in one of the most expensive markets in the country and even then the cost of doing stucco work to a house of the same size will be probably half of your quote or less.

I also hadn't really considered the thought about one insurance policy/property tax in a duplex vs. two for 2 SFHs (yes, I plan to add more to my portfolio).Would it be a possibility despite only having one meter to have the tenants pay for water by splitting it in half?

The renters pay for all their own utilities.Repairs needed:- new paint job on the outside - 12,000- new flooring in our unit - $5,000 (all of the other units have new flooring)The lot is half acre and has a Carriagehouse in the back which is 2,000 square feet.

We got a elevation survey and flood cert showing that only about half the lot was actually in the flood zone and a house could be built on the other half.Absolutely agree with you that raising a house is very expensive, but now that the costs of flood insurance is rising up to $12,000 a year or more for some, the cost of raising a property may be easier to swallow.
