It was a small bathroom about 45 sq ft of actual flooring.It included ripping out 3-4 layers of flooring/wood, due to a failed wax ring, that was moldy, and crappy.Installation of a new wax ring,  laying a new subfloor of 2X4, then laying the plank flooring, and the trim/quarter round. 

The best software I've found to optimize profits of STRs is between my ears.

Tony I think U have my number just ring me on Sunday night and we can schedule  Alaska has a direct from Seattle so I get in at 5pm.. will be there all week other than I have to run down to Daytona for a 2 hour meeting on Wednesday so that day is shot flying etc.leave 5pm Friday so we should be able to sinc up.there were a few other builders and developers working in the old town were we work in Charleston that contacted me over the last year I am hoping some of them see this postwe are starting our first high end one at 7 New st. and like to get some feedback on finishs etc.

(test out your hypothesis by making an add for the amount you think you could get, if the phone rings off the hook, maybe think about increasing your asking rent).

My question is, would it make sense to slice a standard wax ring in half or do I use the complete ring and hope the best the wax doesn't get squeezed into the water pathway?
