Would be great if anyone can show me any company with no docs mortgage loan.

In that demographic the best they can do is tear up the door and flooring moving it in and out, and it will leak. 

The water damage was from a leak on the water meter, simple fix.

It might look something along the lines of a written document where they pay you 25-50% of the total bill over the course of 12 months in exchange for a signed doc releasing them of their financial obligation.

I was lucky enough to get that EIDL money but the loan docs are a bit sensitive.  

Also, who is honest of what else would need to be done.Most likely the roof was not replaced when it should have been on the home and water leaked through then a roof was replaced.

If they don't do it right you will get leaking at the valley.

My questions for all of you is how do you track your properties:1) I use Trello to track each of the properties and information such as the below item:Address, Parcel Number, utility info, mortgage info, property tax info, PM info2) I use a XL spread sheet to track expenses to date, repair costs, monthly rent 3) I use the BP rental calculator for cash on cash return and NOI4) I use dropbox to store all my purchase docs, mortgage statements, repair bills etc.The challenge is the maintenance of the spread sheet everytime I buy properties and to monitor trello for actions that are due etc.Any suggesting on automation/software to use where i can track all of the information on my properties?
