I'm finding it hard to get a good wholesale deal myself in Colorado. 

What are a few things you look for in a good deal?

Im down to put the work in but want to know 2 things...what would be the most efficient and effective way to use my time to get houses under contracts and to close deals.

Had him as a tenant for a yearOther one was former owner...I did a Rto deal selling it back to him for a good profit

I work closely with the REC, AGs office and the state legislator in Maryland and DC on regulatory and legislative issues around real estate and housing.

If you can work remote, I would choose a market where you would like to live and where you can invest in deals that cash flow.

Lastly - sis is trying to buy the building from usoriginaly (day one after auction) we thought it would be a good idea)now after we have seen the property and know what a good deal it is - we prefer to keep it instead of the quick flipIt is hard to get our hands on a well priced multifamily and we thought this would be a good intro for us into the buy and hold.We could sell to her for a quick few bucks - but I want to learn the process. 

I don't think there's a single source to get good deals.

Honestly the suppliers I deal with dont like dealing with anyone but contractors . 

My staff is dealing with tenants all of the time and knows exactly what is going on where.
