If you are operating as the PM for your properties or others, this is a good coverage to have.  3)  Hired & Non-owned Auto and Workers Compensation are good to have if you are acting as your own PM and directing 3rd party handyman, contractors and vendors on and off your property.

@Lesley WhitleyI took my property out of an LLC, I had to hire a lawyer anytime I went to court with a tenant.

The main one is that I’d have to hire contractors for all the work so I’m not sure if I was thinking I may not come out ahead.  

As it is fully rented and I don’t anticipate tenant turnover, I am leaning towards not hiring a property management firm to manage the duplex, screen tenants etc .

Also keeping in mind that since you are actively looking for a job, if you are hired that can be a stressful period where you have to shift your focus.

Not sure I have great ideas for you other than to hire an experienced landlord/tenant lawyer. 

Also since then they have hired a property manager and they've taken very good care of the property and now consistently have it at or near full occupancy.
