If you are in a position to do owner financing, or it you are doing wraps on "subject too" properties you could advertise NO Qualifying.

IMO, that's not a very sophisticated way of budgeting, b/c it fails to consider ROI and marketing efficiency by channels.How many listing/buyer clients can you &/or your team (if you have one) support?    

Some fans are just thicker than others, but sometimes the fan is installed with a longer downrod than it really needs.Before the 1980s sometime, ceiling fans were not common in new builds around here (Kansas City) - the outlet box for the bedroom light might not have enough support for a fan. 

I've noticed that there are a several LO deals advertised in my local MLS, so I don't think there's any worry about "triggering" anything. 

...sorry...technical difficulties.As I was saying, the pricing differential from pre-rehab to post-rehab properties appear to support profitable opportunities, and that's just from the MLS.

Here is what I can tell you from my experience:The returns in these areas are NEVER as high as advertised!  

Advertise on BPAdvertise on CLSearch county websites for properties owned by %% properties LLC or %% investments LLC - send a letter to themPurchase cash buyer lists online- send letter. 

Sometimes it feels overwhelming especially when there isn't a proper support group.
