However a 1300 sq foot home in Oklahoma might rent for $600/month, where as a 1300 sq ft home in San Francisco may rent for $4,000/month. 

I get a lot of nice NW San Antonio properties with slight foundation issues and having a good slab contact could help alleviate a lot of the unknown for my clients.

San Francisco, Hawaii, Los Angeles, Seattle, Boston are examples of primary markets which are NOT ideal for cashflow investing.It could appreciate but I consider that gambling.

A water heater costs the same for the $4500/month 2 br San francisco unit as it does for the $500/month 2 BR  Cleveland unit.
