If ti has a basement , a good electrician could re wire by fishing wires thru the wall from the basement with little or no damage , even while the tenant is there. definatly go with seperate panels AND meters .

If I were you I would look at the possibility of flipping lots.Lets say a property is damaged beyond repair and the insurance company pays off the mortgage.

Another condo was hit by a storm and had major damage, so there was an assessment plus the association fees went up $100 month.
