So she is claiming that since the warranty deed has now been transferred into HER name, that there is no mortgage lien on the property only on the previous owner. 

If someone wants to transfer a property to their name, the estate will have to go through probate.  

Pretty much what I'm asking is:If the last transfer of title done on a property was with a warranty deed (lets say there were 10 transfers of title done before this one), does this ensure that all other transfers of ownership done before this particular transaction have been proven to be ligit?

In short, I do not like them to be used to transfer title. 

Looking forward to doing more, but a job transfer looming in my future has me re-thinking.

The foreclosure is a legal method to transfer the property from the mortgagor to the mortgagee (the bank). 

Will I have the ability to transfer the title into an LLC, once the property purchased? 

I am an IT guy so I like things scripted - scheduled bill pay and transfers are great, but I feel like I need a large buffer - in case of late tenant payments or something.

Regardless of how it's done there, make sure to get the wire transfer instructions well before closing, and verify them either in person or on the phone.
