If it came to light and a complaint was filed, I'd almost certainly be subject to penalties from the state, including fines, suspension or license revocation.Not to mention that the full commission is pre-negotiated before listing the property - it's part of the listing contract. 

Something you might consider is taking a look at your strength and weaknesses, I did that and partnered up with someone who brought those things I didn't have to the table. found a mentor,  And a carpenter,  I wasn't a Carpenter, so building things wasn't in my forte, I had a friend that was. 

On the flip side of that, the change of seasons is pretty nice, and a lot of people here like a change of seasons every few months.

Rents are pretty decent, and it'll cash flow a few hundred per month after all hold outs (and a 7% property manager fee paid to me from LLC).

All industry or business is a risk and a risk i am willing to take so i dont see how i will be eaten alive unless the other way round.
