The main things of not being local is finding a good property manager that handles the day to day and maintenance but most of all screening of potential tenants.

LA has laws restricting it if it isn't a primary residence, no more than 120 days, etc.

Not only may it not add any value to your home it may subtract value up until the day you have paid them off in full.

The law does not protect landlords these days.  

I talked to an attorney a couple of days ago who has experience with real estate and he said that in our area in Utah knowing the tenant's name and address is sufficient to file a judgement. 

And they're starting with a lot of construction industry experience, most of the time.I'm not saying it can't be done;  just be prepared and financially able to put in more than you expect to on day one.
