So my intial understadning is when a person refinaces a loan they essitinally are swapping out there old loan and replacing it with a new one with less interest. in this situation i underatand how people save money by lowering there interest rate thus lowering there payments, but i have been reading and hearing from people stating they got a large sum of money when they refinaced. i just read a artical where somome got 18k from a refinace. i just dont understand where the 18k came from if all he did was get a lower interest rate and in turn lower payments.

The same for every crisis for the last 50 years.For those of you who like to read, The author of the article that Bryan references also coauthored a book All the Devils are Here which goes into a lot more details.Another very easy read that covers the subprime debt/credit defaults swaps story is The Big Short by Mark Lewis.More challenging but a wider view is Nouriel Roubini's Crisis Economics.and if you don't like reading but can handle a documentary movie, Inside Job again does a decent job of touching on the subject.

Many members withhold portions of security deposits where applicable, pre-lease units, have little to no vacancy, don't pay lease-up fees, use hard surface flooring, only pay a few hundred dollars to paint a unit (if even needed), and then swap out a rotating lock set....whereas other members have thousands in vacancy and repairs.

I had him swap the electrical box and meter box - swapped from 100amp to 200amp from the weather head down to the meter box - charged me $2250 (Got quoted $3500 from my electrician).
