Where do STR buyers tend to look for properties?

Usually, this is where there are issues which tends to happen after transporting the home to the end location. 

-- focusing on too many channels would get overwhelming quickly, but I feel like I'd succeed if I focused on one.As this post probably lets on, I'm a bit of an over-thinker which tends to lead to paralysis-by-analysis.  

My first reaction is, I've heard that Colorado municipalities tend to be STR-unfriendly. 

Airbnb price suggestions tend to run on the low side.

Memphis has a pretty affordable housing market and tends to offer solid rental yields, which might align well with your goals.

Many investors and sellers tend to slower pace during this time, anticipating a busier market in Q4.

Tends to attract a younger /trendy crowd.

Short term rentals tend to have a higher yield (quick money) but higher turn over, long term rental lower yield or cap rate (long money) but more reliable tenants. 

Having a Facebook page is also essential, and it needs to be tending to daily, like a garden.
