I have had around 100 stays (~35 with the current cleaning company) and no complaints about cleanliness ever, but in the event that there is an issue in the future, I can see how having pictures to confirm or dispute the guests complaints could be of value.

You can even work out a base 5% and they get additional bonuses for beating the planned vacancy rates to allow them to achieve 8% or 10% of gross rents which is industry standard. 

It offers a great opportunity to learn the ins and outs of the industry while building a network. 

This, in my opinion, will help minimize your liability, in the event the dogs cause harm before the tenant moves out.Then, you can negotiate a peaceful move-out with the tenant.

I've been hearing a lot of people re-fi'ing 3 mos after purchase.....at Brew City REI Club's last event, a lender said he could re-fi off appraised the day after purchase but you'd have to show that you did repairs.
