If accepted, I have my inspector inspect the property and provide me a report on the state of all systems and structural. then I use this report to build my scope of work and know what repairs need to be made. then I type out this list and solicit bids from 2-3 contractors/GCs/ handymen depending on the nature of the rehab.

I accept them and mitigate the risk by (a) screening the animals, (b) having a solid set of rules that are quickly and fairly enforced, (c) regular inspections, especially for cat units, and (d) charging a monthly pet fee.Let's say I have five single-family homes.

I put in an offer in a house after talk to the sellers agent she set the terms, we accepted all the terms them she add that the “seller” would not pay for the buyer commission (My wife is my agent, somehow she found out that).She asked for full price, no inspection, no contingencies?
