OK from me someone who has been funding cash flow props in the mid west and specifically Ohio for a few decades.. 50k houses are in the worst neighborhoods of any city in Ohio and cant be fully turn key.. other than some very small little rural towns this might work.. but if its any of the bigger MSA's  Cleveland Cinncy Columbus ( here come the Columbus agents :) who in my mind pretty straight shooters) Dayton Toledo etc..

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).

Since you're seeking a reliable income stream, consider checking out Cleveland.

I moved from Florida to start investing in Columbus due to this same reason.https://www.zillow.com/learn/hottest-housing-markets-2024/ I've considered Ohio, heard Cleveland was strong but not clear if for just rentals or true flip meaning rehab and resell.

I also invest in Cleveland and Dayton.

We're also 1 hr from Dayton and 2hrs from Cleveland if you want more cash flow day 1 too but less appreciation.

Cleveland, OH could be a good fit for your first rental property if you're ever looking to invest out-of-state.

I will also be adding another 2 or 3 properties to the Cleveland area and will most likely need a good property manager as well.
