I had my property lines survey on a rental property and found out that a tree in the middle of the fence line is actually on my neighbors property and not both of ours as I originally thought.

Seems like the Investor membership is growing here in Nebraska as of late.

@Reagan Ho, if the membership of the LLC is equal then the LLC is not a related party to any of the members (assuming that none of the members are married to each other). 

I am contemplating calling a few places  (such as a gym and maybe a restaurant or two ) by my property for special membership offers/discount offers, and leaving them in a clear bag on the counter for my new renter.   

The property did not meet conventional financing requirements, so I was forced to purchase with a commercial loan.Also, the property requires flood insurance, but I was able to get it surveyed and recieved a $2000/yr reduction in premiums.

You might try getting a pro membership and try posting in the Marketplace. 

I underestimated how long this would take, since there was some custom coding needed.I created a multi step survey that asks questions about motivation, price, and the property.

We bought Pro membership and got all the free bonuses with joining , however, I do not know where to obtain all of them, namely:Bootcamp, On demand videos, Live Q&A with investors, Homework assignments, Accountability group, the Finding Great deals Masterclass, the "free multifamily millionaire" book, the ebook " best ways to find real estate deals for investing by Brandon" and the workshop with Brandon and David.  

A disregarded LLC with a different membership structure where you did not own more than 50% of the LLC would work.
