If I do 1031 exchange in the future, will the tax be deferred too?

Your big box stores will have some in stock, you just have to cut them to size, cut a sink hole in them, and install.

Greetings @Chris Webb,The issue I see with older housing stock is outdated mechanicals and older 'bones' (structure, framing, foundation) and as we know father time is undefeated.

Just like people are reallocating other financial assets such as stocks, you might consider limiting your exposure by selling your investment property sooner than later. 

I sold stocks in January 2020 for gains that I'd put into OZ, and yet could harvest some losses now in March to enjoy the benefits against next year's gains!
