I think 50-150 units is no mans land and we stick to institutional level sized deals. his underwriting is too simple. the unit mixes are off we only build studios and 1 beds for fast absorption, the deal is also under parked without a parking study. anyone who uses "roughly" in their analysis isn't sophisticated enough. we underwrite rent growth, asset growth, and a million other assumptions this wouldn't pass any people I know who invest in deals. get with a More experienced operator and read more sophisticated underwriting. 400k per door new construction is crazy. how much is the land? 

Whenever you get a recommendation, always check them out online especially if you don't know the people recommending them. 

I like turnkey for people who want to invest, but don't want to build a team.

Most people think you can no longer cash flow with real estate, but you definitely can down here. 

I have a MTR/STR in Arlington, we have hospitals nearby for travel nurses and plenty of tourism that brings people to the area.  

Based on what I have experienced investing here locally I normally advice people keeping the house as a rental if possible!

What is great about BP is if you ask a question on these forums, people from all over the country tend to answer.

Possibly I can source some deals from some code enforcement people and other creative places I can think of, but that will take some time and bird-dogs.Need help with finding deals, networking whether it be with other REIs or REAs, attorneys, financial planners/funding, confidence, and knowledge.I am determined and willing to work for this.

I don't think finding an agent to advertise it as a "handyman special" on MLS will be fruitful.
