Question:  In our shoes.  1) Would people advise firing the PM (we have to do so 30-days before March 5th).  2) Do we have the Tenants (who we will keep, but with a lot of stipulations) fill out new application and run a background check?

@Greg Olkhovsky make sure you use an application, I didn't on my first few deals and it was a killer.

Depending on what you're wanting the software to do, it may be a great starting place.

When making a loan application, you must disclose all debt that is personal.

What kind of software do you use?

I'm not saying don't do it but it does cost more than one might think with education costs, insurance, software, MLS access, etc.

I'll certainly keep the time windows in mind to do multiple applications.
