You have to look at the market; when the economy is good, middle to lower income families can now afford a real Galveston vacation, when the economy is bad, mid to higher income folks do not want to fly and will put off higher priced trips in favor or local options.

The microeconomic conditions of that property are a good starting point, but appreciation / depreciation on a property can be vastly skewed by what is happening in the global economy.

What I like most about Indianapolis is that it has the right balance of affordability coupled with a strong and diverse economy.

Some great tips in there too.What's nice about the student rentals is it's pretty much recession proof as the college is the only economy your depending on.
