I've started a renovation and maintenance company that caters to investors, PM's and Landlords.  

But how do you know how much the renovations will cost before hand?

Most of the information I found online for private money lending is related to lending the full amount for the house/renovation.

Quick turn around, so cosmetic renovations (nothing major) in a good area.

I don't want to deal with any heavy duty renovations; just basic cosmetic stuff like paint and flooring.
