None of them wish to be holding on to the real estate, so you can strike some fantastic deals inlcluding help with financing.Real estate agents can help you find an REO much quicker as they have the information first and many times sooner than the market as the banks do pass most properties over to a broker to sell, so most agents know of these long before they are available.

Hats off to tech and research for bringing a lot of new life to the area.I know that new home sales in greater Allegheny County have been moving much quicker since the housing market regained its feet, and seem to be turning over with a lot of force, so it's likely that neighborhoods peripheral to ones that are currently revitalizing might themselves undergo a bit of a renaissance not far down the line.

We tend to be quite conservative in our assessments, factoring in loan/tax/insurance, estimated annual maintenance/repairs, vacancy allowance, and property management fee (even though we self manage).We do not budget for appreciation whatsoever in our assessments, tending to view any potential appreciation as a "bonus" if it comes to be.Using those numbers, we are still cash flowing $400+ per door after PITI and allowance for vacancy/repairs/prop mgmt in the SFH space, less so on the duplex (primarily due to the terms of the note which has a quicker pay down).
