With that being said, I like to mention I have a issue with lack of money( I'm slowly saving up), but I do have good credit, at least for how long I been building it for ( only 3 to 4 years)I have read there is a lot of creative ways to obtain these properties with little or low money of yours into them and I should just focus on one niche, but still I have a interested in "Flipping Houses" for single family homes.

That's not new or due to DF, while it matters where you obtain the data, economies or areas, 20% of applicants walking into a lender asking for money usually don't get it, that norm was existing before DF, sometimes higher depending on rates.

To add to what you are saying - single tenant properties are simpler in terms of operations though financing can be tougher to obtain because lenders worry about vacancy exposure.

I live in NJ so I am aware that in order to legally "run" a property management company, you must have a broker's license which is obtainable but ONLY after you complete 3 years as a full time salesperson.My question is, if I wanted to start a property management company as a real estate agent, can I have my broker "sponsor" me or allow me to run my business through the broker.
