So I am already in process of buying a property with owner financing (made offer Friday) and another deal has kind of fallen on my lap.

I can refer you, if you'd like.That said, the others are right - you are quite close to a break-even / lose money proposition on this deal unless you can minimize the costs to finish it and sell it.

I'm not too concerned about the structural integrity as the two that see water are 20 year old metal buildings and the flooding is minimal intrusion.

I've been talking to a seasoned investor, Dev Lindo who is extremely experienced with flipping houses and he has agreed to help guide me through the process.

I literally just went through this process last week trying to secure a builder's risk policy for a deal I'm working on.

I am hoping in the next 6-8 months I will have the main property I want under wraps and start going though the real life learning process.
