I have an interest in money lending and flipping single family homes

It's fun.Going to start hard money lending to people facing tax sale.  

I'd like to try working with a colleague this month on a smaller deal (I have a pretty safe single family rental that I'd like to finance, rehab, rent, and refi)  and see if they are interested in lending on some of my rehab projects (and then refinancing to pay off their investment).Do any BP experts have advice on how to approach those first few deals?

I spent 5 years in construction management as a project engineer until I received my BS in Finance at which point I began working in commercial lending for US Bank and did that for nearly 4 years.

I am seeking non-recourse bridge debt under a 1M and am finding that space quite a bit different than the 1-3M lending space.  

I went to my financial advisor at my credit union and she looked at me like I was crazy when I asked about portfolio lending as if I'd just made it up so I'll definitely look into alternative financing. 

The reality of being an investor is that we have to be good at leveraging other people's money- private or institutional lenders.
