The problem for some contractors is they don't want to leave a $20,000 job to finish some trim work for a much smaller payout.So what I do if I see a draw tallied like that is make the final payout higher.

What I would like to know is, is it possible to have a trust owned LLC structured like an S Corp where the trust is the entity controlling the business leaving it so we do not have to form a LLP therefore not being "members."

I believe, based on state law, we could demand they cover rent through the end of the lease (another 9 months) but my suspicion is that if they decide they're leaving, they're going to leave and the only leverage we really have is the deposit (one-month's rent).
