I plan on having my real estate attorney drafting all the paperwork if he is ok with whatever option, getting an inspection and appraisal done, pest inspection and having a local title company handle the closing and other related items.

Finding out after 4 VERY costly evictions over a 24 month period that something needs to change.(1200+ per eviction for attorney, + 3 months unpaid rent each eviction = average 4.2k per eviction = 17k loss over 2 years - not including the thousands in damage that was done)Business evictions are heard one day every 2 weeks and take 3 months, privately held every day and take 6 weeks on average.

For example if the roof on your rehab costs $10,000 to replace but the roof is 15 years old they will likely give you substantially less than $10,000 in a payout if you have ACV but will give you $10,000 with RCV assuming its a covered loss and you met the coinsurance requirements.
