1% is more realistic, the higher the better, and hopefully 1.5 or 2%.The reality is that having sufficient rent to generate positive cash flow dictates what you can pay for a property as opposed to the price of the property determining the rental rate.

The 2nd $100K would generate only $500 or so additional per month.

This will generate rent payments to the LLC's actually owning the property. 

It is probably the most significant thing to happen to the Austin RE community in a generation, in my opinion.

@Patrick Martone, Atlanta and its many surrounding areas still has a lot (may be a stretch) of multi family inventory that generates quality cash flow.

Also I read an article recently about the increased rate of some of the older generation passing away or moving into assisted living/retirement homes and how it could leave homes empty.

Bandit signs can be a great way to generate calls.

For a 2% -3% return on her equity she could sell the property and generate the same or better returns without the hassles of owning real estate but then she would lose out on the hoped for continued appreciation.
