If PM's truly took the "heat" off the owners, then you'd see THAT heralded as Reason #1 for using a PM.As far as Elio's original post regarding S-Corp and personal loans, I hold no opinion and will defer to others more knowledgable in that regard as the topic is quite outside the realm of my own experience.We now return you to our regularly scheduled programming.

Yeah, there's programs that will let you sign a PDF.I wouldn't personally, just because I'd worry the tenants have a feeling it's less "real," they might try to claim it wasn't them, etc.

In a few more years of tenants I'm afraid the drywall may need removed and new studs put in.I'm considering purchasing a flat panel wall mount that will fit the size and weight of most retail TV's and installing it myself and making this part of the lease that the wall mount can't be removed.This rental is in a higher end development so the concern of the tenant not having a flat panel should be slim.
