I have found a couple banks that allow 15% or 20% down instead of 25%, but only on the condition of a 5 year ARM instead of 30 yr fixed.

I did speak with several lenders about the DTI ratio and between that and the liquid cashflow, I don't think this was the model for us at this point in our lives.That being said, I'm dropping from a 4.375% ARM to 2.8 fixed rate so I should be able to throw a few more dollars on the scrap pile.
