At first glance I still don't quite see the perk if, after my write-offs on my properties, I never show taxable income in order to have to pay taxes, but will reread when my brain in firing and get back to you guys.

Your will be nervous for a few months but find yourself a mentor and pick his or her brain for the cost of a cup of coffee, no more than that.  

Just move to commercial like ana and deal with lenders with a brain

Attend a local Meetup, you will find knowledgeable investors to pick their brain.

I realized that If I went out of state for cash flow of maybe $200 a door (don't want C and below properties) vs being patient and buying one good local deal a year with some equity (goal would be more, just stating a minimum I would be ok with) I would come out way ahead in the long run.Sorry for the long post, brain storming out loud as usual.
